What is design, Supervision, Construction
For any small or large construction project, from a small swimming pool or a garden to a large building complex or industrial facilities, the design , supervision and construction management of the project are mandatory.
The study and supervision are done by the architect-engineer, after assignment of the owner. Study is the presentation of the project to be constructed in drawings, models, perspective views, technical reports, etc. so that before it is built the owner of the project has realized and agreed on what he is going to build. The plans of the study are approved by the town planning and together with other necessary approvals that depending on the project and the area are required, the building permit is issued.
Design and supervision is achieved after an intense effort from the architectural office that for each project aims:
1. The observance by the designer of all the parameters that the owner of the project has.
2. The observance of the urban planning regulations
3. The elaboration, coordination and control of the specialized studies required for the project.
The architectural office is responsible for all the design and supervision of the building. This is where the requirements of the project start and end. It is the office responsibility to comply with these requirements.
After the study and in parallel with the supervision which are purely engineering activities, it is required to start works and to monitor them from a financial point of view. compliance with the construction schedule. These activities are related to the selection of the construction workshops, the payment agreements, the payroll control, the completion control of the object, the measurements and the payment of the workshops according to the agreed payments to IKA etc. They are also related to the timely planning of the works so that the construction is not left without construction works and the construction schedule is observed. All the above tasks that in a word are called construction are activities that can be undertaken by someone who is not an engineer but must definitely have experience in similar tasks and above all have time.
